Local Authority applications

Once all the drawings and associate work has been completed it will be necessary to formulate the statuary applications to the Local Authority.

A typical full Planning application (as opposed to an outline application) will include copies of - the completed application forms, the production drawings, the block and or site location plans, any additional information relevant to the proposal and, if necessary, a covering letter plus the Statutory fees.  A typical Building Regulation application will include the same documentation plus a written Specification of Works. We submit the applications on your behalf and attend to any matters arising. As a guide, the Planning Department will issue a determination Notice eight weeks after the application is registered and Building Control within five weeks. Normally both applications are submitted together and run concurrently. We monitor the applications progress and advise you accordingly.

In certain cases, it may be expedient to submit a planning application in advance of the Building Regulation application. For example - outline planning applications, where the principle of development is to be established prior to proceeding with the enterprise or where the drawings are sufficiently advanced for planning purposes but pending completion of the more detailed and complex Building Regulation drawings.
